IoT in Facility Management

There are interesting developments happening in the field of #IoT Applications. Facilities were using Building Management Systems so far. BMS are complex to install. They provide limited applications in HVAC Maintenance and Energy Monitoring.

Many new applications are possible by applying #IoT technology. New breed of sensors is helping to monitor various existing systems like Fire Fighting & Alarm Systems, Intrusion Detection Systems. It can also monitor Occupancy of office desks, meeting rooms, cabins etc, Indoor Air Quality (parameters like Temp, Humidity, VOC, CO2 gases), Vibes of the place (Lux level, Noise level).

Consider Janitorial Cleaning/Housekeeping. At present, facility management companies manually attend toilets 24 hours at many public places like Airports, Railway Stations etc. Also offices which run 24 hours (Call centres, Travel/Airline bookings etc), Hotels require 24 hours housekeeping. IoT has made it possible to deploy manpower only when needed. Parameters like people count, toilet usage count, presence of toilet papers, soaps, handwash liquids etc can be also tracked. The maintenance person can visit only when he/she gets notification on the Smartphone. This helps to optimise the staff.

For Consulting Cos, BFSI, Call Centres etc. tracking usage of offices is important. Monitoring occupancy helps to optimise office spaces. These facilities has lot of floating population based on proejcts. People travel to different offices as per client needs. So many a times they are not at their desks. Their desks could be alloted to the person visiting from other office. Call centres can track how much time employee has spent at her desk. Similarly occupancy of meeting rooms can be tracked.

Ambience of the facility is quite important for working efficiency of employees. Sensing Light Lux and controlling light intensity not only helps to mainatin lux level for most efficent working environment but also helps to reduce energy. Dimmable ballasts and lighting controller help to adjust the intensity according to ambient light level saving energy during day time. It is wellknown that controlled temp, humidity helps to create pleasant atmosphere. Presence of Volatile Organic Compounds and higher Carbon Dioxide levels cause unpleasant, suffocating ambience. Indoor Air Quality Sensors help to control these parameter for great ambience.

Millions of sensors are being installed to sense above parameters. They are sending relevant data to the cloud. Data Analytics, Machine Learning are being used to derive useful information.
